Buying an off-the-plan apartment is a unique experience that is, in a lot of respects, a completely different process to buying any other property.

“The apartment market is extremely competitive, full stop. For instance, you go into South Yarra, or Prahran or Armadale and there are many developments to be involved in. This is why making the right and an informed choice is imperative,” said Peter Kudelka. 

Peter Kudelka is currently selling Mandeville Lane, a 21 apartment, boutique development that is perched amongst the leafy ambience of Toorak.

“The development is selling well, in only a short amount of time, we have sold six apartments, with the good, consistent enquiries coming in from 55yo + downsizers.”

And whilst Mandeville Lane is predominantly designed for first home buyers, Peter was insistent about one aspect of buying off-the-plan.

“It is imperative for a buyer, when purchasing off-the-plan, to engage with the whole development.” 

“Whether that be the developer, the builder, the landscaper or the architecture, understanding, and then checking all the details of what you are buying, or what you think you are buying, is extremely important.”

As with most off-the-plan developments, display suites are available as a reference point to what your apartment will look like - and it is moments like these, where you have the opportunity to ask questions and find out the specific details of each apartment.

“Ask questions, but also be sure to check the measurements, the finishes, the general quality, and of course the plans, as that is fundamentally what you are signing off on,” said Kudelka.

Buying off the plan can, sometimes, be an intimidating process as there is a lot to choose from, and like any large purchase, whether it be a car, or house or apartment, time, research and care are the three most important rules to live by.
