Savvy investors have their sights set on the fast-growing Williams Landing Town Centre located in Melbourne’s west — and Lincoln Apartments is the perfect chance to be a part of the action.

Designed by DKO Architecture, the collection of 1 and 2 bedroom apartments occupies a prime position in the heart of the Williams Landing Town Centre, only 20km from Melbourne’s CBD. Once completed, the 50-hectare town centre will be comparable to Box Hill, Dandenong or Geelong.

Apartments in Williams Landing have experienced steady price growth as the suburb continues to grow into a mixed-use commercial and residential hub for Melbourne’s west. Since the launch of Cedar Wood’s first apartment project in 2015, the average value has increased by 16 per cent for 2 bedroom residences, and 13 per cent for 1 bedroom residences.

Despite the increase in value, the homes remain an affordable entry point into Melbourne’s property market. The 1 bedroom apartments begin at $325,000 while the 2 bedroom configurations start from $395,000. Construction is scheduled to commence in late 2020, with completion expected in 2021.

At the same time, demand for rental accommodation in the growing town centre has also increased. A recent study undertaken by Urbis found that weekly rents increased by 5.4 per cent from 2017 to 2018, with the current average yield of 5.2 per cent, outperforming the average gross yield achieved across Greater Melbourne of 4.1 per cent.

Price growth and demand for the apartments is largely driven by the significant amenity currently available to residents of Cedar Wood’s premier development. The Williams Landing Train Station provides an express service train to Southern Cross Station, meaning residents can be in Melbourne’s CBD in under half an hour.

Direct access to the Princes Freeway and Western Ring Road provides easy travel to Geelong (40 minutes away) and the city, while a major bus interchange offers even more options for public transport. Residents are connected to Avalon, Essendon, and Tullamarine Airports, all of which lie within easy reach.

Lincoln Apartments residents also benefit from direct access to the architecturally-designed Williams Landing Shopping Centre. Anchored by a Woolworths, the centre boasts 27 specialty stores, a premium childcare facility, and a dedicated Eat Street which comes complete with multiple license family dining options.

Inside, each home comes in either a light or a dark colour scheme. Both options offer a muted palette of natural tactile finishes such as textured timbers, stone benchtops, loop pile carpet, and large-format porcelain tiles.

The light-filled open plan living and dining areas provide a tangible connection to the surrounding green landscape, with balconies adjacent to living areas extending the sense of space within the apartments.

The apartments also give residents access to a spacious rooftop sky garden, featuring food preparation areas, barbecue facilities and plenty of seating. Here, neighbours can connect with one another, or host family and friends while enjoying the panoramic views.

You’re never far from where you need to go at Williams Landing.
