Locals have flocked to the recent launch of Brunswick East’s newest boutique development ISEO, with 40% of apartments snapped up within the first two weeks since launching.

A selection of ISEO’s larger than average two-bedroom apartments were the first to go, with the attractive price point of $685,000 being significantly lower than the suburb’s median house price of $812,550*.

“The amount of interest ISEO has received in such a short amount of time by local owner occupiers is reflective of the fact that Brunswick locals appreciate boutique, high quality products as opposed to compact high-density spaces,” says Ton Projects Director Stefan Toniolo.

The iconic Lygon Street site – situated directly opposite George Calombaris’ famed Hellenic Republic restaurant – will feature 28 one and two bedroom apartments and ground floor retail once complete.

Capital Property Marketing Director Bryce Patterson says buyers have been attracted to the fact that ISEO is only four storeys high and apartments feature spacious floorplans, with some of the apartments boasting city views.

“Buyers in inner ring suburbs are looking for something larger than your average city sized apartment and the fact that the median house price in Brunswick East is over $800,000, we’re finding that buyers are typically being priced out of the area and are instead opting for a large apartment.

“The largest two-bedroom apartment of 90sqm internally and 37sqm externally is larger than some houses in the area and with a price point of $690,000, is well below the suburb average.

“Meanwhile, the spacious one-bedroom apartments have resonated with first home buyers who appreciate the lower price point, as well as investors who view ISEO as ticking all the boxes in terms of design, location and quality,” said Bryce.

Apartment interiors feature a complementing palette of both industrial yet sophisticated elements of gunmetal tones, sleek black Smeg appliances and washed oak flooring.

Narelle Cuthbert Head Interior Designer at Plus Architecture said the vision for ISEO was to create sleek and contemporary interiors with enduring appeal, while also being mindful of Brunswick East’s rich industrial heritage.

Apartments will also overlook a stunning landscaped sanctuary of creeper vines and bespoke hanging lights, while the cosy and private courtyard features trailing ground covers that spill over the paving and a floating bench achieved through clever mirror placement.

A selection of one-bedroom and two-bedroom apartments are still available, with prices starting from as low as $379,000.
