Kangaroo Point's newfound luxury building, Sorano House by Trezetto Developments, has set a record for an apartment sale in Brisbane. The sale of a two-storey penthouse has secured the highest internal square metre rate of $45,016, making a sale at a whopping $14 million ahead of its official release. This sale price breaks the Queensland capital's former record, achieved last year at Spyre Group's Moray House development in New Farm.

The penthouse purchaser bagged an ultra-exclusive four-bedroom residence in Sorano House, one of the few full-floor homes on the offering. The unique penthouse boasts 180-degree views of the Brisbane River and city skyline. It features 4 bedrooms, 5.5 bathrooms, multiple living spaces, 4 car accommodations, an approximate 70m of lineal frontage spread over two floors, and a private rooftop terrace with luxuries such as a private pool, spa, sauna, outdoor dining, and firepit.

“The sale of the Sorano House Penthouse is testament to the maturity of the prestige market in Brisbane and the value buyers are seeing in A Grade locations which will never be repeated,” Trezetto Developments Managing Director, Sam Sgroi, said.

The Project Sales Director of YPM Group, Phillip Rand, who brokered the sale, opined that the buyer had been in search of a unique and non-replaceable waterfront property for approximately two years.

"The Sorano House Penthouse sale sets a new benchmark for new development in Brisbane,” Phillip said.

“This record internal sales rate has not been seen before in the Brisbane market and is the kind of value akin to some of Sydney's premier and established waterfront suburbs.

"This sale will pave the way as a new benchmark for Brisbane's ultra-luxury market."

Located on a private cul-de-sac, Sorano House will offer unparalleled views of Brisbane's cityscape. Moreover, the upcoming Kangaroo Point Green Bridge will ensure improved connectivity with Brisbane City, providing residents with the best connectivity and privacy. Construction is expected to be completed by early 2025, with 70% of the units already sold.

“The successful sales campaign and record Penthouse sale at Sorano House demonstrates that a shortage of quality product in premium locations will continue to drive Brisbane’s luxury market - and that construction security continues to be of utmost importance to purchasers,” said YPM Group Director, Bryce O’Connor.

Sorano House stands among the last remaining available riverfront addresses on the Kangaroo Point peninsula. Its recent market release in 2023 was very successful, selling four of the six single-floor residences at an average price of $8.6 million within just 10 weeks.

Only two luxury apartments remain for sale, starting at $7,750,000, in the coveted Sorano House, soon to be among Brisbane’s most premium residential developments.
