Canberra’s property market is shaping up as a quiet achiever and predicted to rise by more than six per cent in 2019 according to a January report from research firm CoreLogic and Moody’s Analytics.

Until now this region hasn’t shown the explosive growth of Sydney and Melbourne, but a number of factors, including increased interest from overseas investors, are contributing to increased development.

Strong population growth is helping to underpin the ACT housing market, the report says, with rising public service employment and a high median income buffeting the region from market downturns.

CoreLogic’s head of research, Tim Lawless, said in the company’s 2019 Outlook report that housing values were expected to continue to grow, keeping pace with those of 2018. “Moving into 2019, jobs growth remains strong, unemployment is the lowest of any state or territory, migration is trending higher and wages growth across the public sector has been consistently stronger than the private sector,” he said. At the end of 2018, Canberra’s median apartment price was up 2.2 per cent to $440,813.
