Some of Queensland’s most anticipated off-the-plan developments revealed

CoreLogic’s 2023 ‘Best of the Best’ report released last month revealed Brisbane suburbs claimed 4 out of the top 10 spots in capital city unit value growth, while according to SQM Research, the Sunshine Coast is proving itself as one of Australia’s most undersupplied and best-performing rental markets over a prolonged period with a rental vacancy rate of just 0.6%.

Over the coming years, Queensland is set to welcome multiple developments – a testament to the continued demand for apartments in the state. Apartments&Developments deep-dives into three of these projects now under construction, expected to be completed this year or early 2025.

 

Brisbane: Sorano House

Over in Brisbane’s blue chip Kangaroo Point, the ultra-exclusive Sorano House commands a riverfront location in the suburb’s highly coveted and tightly held Hamilton Street. The site, directly on the river and city edge, is one of the last development opportunities in this peninsula with guaranteed, never-to-be-built-out views.

With only seven residences at Sorano House, one per floor, the development is truly set apart from others in Queensland’s competitive real estate market. Its once-in-a-generation location grants its residents seamless connectivity to the city, soon to be even closer connected by the new Kangaroo Point Green Bridge.

Down the road, Laani is in the midst of the Gold Coast’s construction boom, positioned in one of the beachside city’s most sought-after suburbs, Mermaid Beach. The residential-only building of 47 apartments is currently under construction and due for completion at the end of 2024.

Gold Coast-based property developer Dankav chose to take on another building on Mermaid Beach’s Alexandra Avenue after the overwhelming success of its previous award-winning building Mali Residences on the same street.

“Laani is located beachside of the Gold Coast Highway on a preferred north-east aspect site with breathtaking views of the city and coastline,” said Dean Muldoon, New Developments Managing Director at LJ Hooker Broadbeach.

Conor Cochrane, part of Habitat Development Group’s sales team, deems Maroochydore and the Sunshine Coast one of the country's most undersupplied and best-performing rental markets.
